These Guidelines should be read together with our Terms and Conditions, Property Listing Policy, Verification Policy, and Anti-Fraud Policy.

Yetu Listings reserves the right to edit, reject, suspend, or remove listings that violate these Terms.
- PROPERTY VERIFICATION
Yetu Listings may verify property information, ownership, broker credentials, or other supporting documentation.
Verification is intended to improve confidence and transparency but does not constitute a legal guarantee of ownership, title, or the condition of any property.
Users remain responsible for conducting appropriate legal and professional due diligence before completing any transaction.
- PROPERTY TRANSACTIONS
Yetu Listings primarily provides a platform connecting parties.
Unless expressly stated in a written agreement, Yetu Listings is not a buyer, seller, landlord, tenant, or contracting party to property transactions between users.
Parties are responsible for:

- VERIFIED BADGES
Verified badges are issued following Yetu Listings’ verification procedures.
The verification badge indicates that verification requirements have been met at the time of assessment.
Yetu Listings may suspend or revoke verification status where:

- Required documentation expires.
- Terms are violated.
- BROKER SERVICES
Verified Brokers must:
- Hold any required licences or registrations under applicable law.
- Comply with the Yetu Listings Broker Code of Conduct.
- Act honestly and professionally.
- Protect client interests.
- Avoid conflicts of interest.
- Maintain confidentiality.
Misconduct may result in suspension or permanent removal from the platform.
- PROPERTY MANAGEMENT SERVICES
Where Yetu Listings provides property management services, a separate Property Management Agreement shall govern the relationship between Yetu Listings and the property owner.
These Terms shall apply in addition to that agreement.
- PAYMENTS
Yetu Listings operates a 100% Cashless Business Model.
Payments may be made using approved methods including:
- MTN Mobile Money
- Airtel Money
- Visa
- Mastercard
- Bank Transfer
- Other approved electronic payment methods
Electronic receipts shall be issued after successful payment.
- PRICING
Service fees are published on our website and may change from time to time.
Updated pricing shall apply to future transactions.
Taxes and government charges, where applicable, may be charged separately.
- REFUNDS
Refunds shall be handled in accordance with the Yetu Listings Refund Policy.
Approved refunds shall only be processed through the original payment method unless otherwise agreed.
- INTELLECTUAL PROPERTY
All content on Yetu Listings, including but not limited to:
- Logos
- Designs
- Graphics
- Icons
- Text
- Software
- Databases
- Trademarks
remains the property of Yetu Listings SMC Limited or its licensors.
Users may not copy, reproduce, modify, distribute, or commercially exploit our content without prior written consent.
- USER CONTENT
Users retain ownership of content they submit.
By submitting content, users grant Yetu Listings a non-exclusive, royalty-free licence to display, publish, promote, and distribute such content for purposes related to the operation and promotion of the platform.

If a dispute cannot be resolved amicably, the parties may agree to mediation.

Continued use of the platform after changes take effect constitutes acceptance of the revised Terms.
- SEVERABILITY

Yetu Listings SMC Limited (“Yetu Listings”, “Yetu”, “we”, “our”, or “us”) is committed to providing transparent, fair, and professional services to all our customers.
This Refund & Cancellation Policy explains the circumstances under which refunds, cancellations, and service credits may be granted for services purchased from Yetu Listings.
This Policy should be read together with our Terms and Conditions, Privacy Policy, and any service-specific agreements.
- GENERAL POLICY
As a provider of digital, verification, marketing, and professional real estate services, many of our services begin immediately after payment is received. Consequently, not all services are refundable.
Refund requests are assessed fairly and, on a case, -by-case basis in accordance with this Policy.

- ELIGIBLE REFUNDS
A refund may be approved where:
- A customer is charged more than once for the same service.
- Payment is successfully made, but the service cannot be provided due to an error attributable to Yetu Listings.
- The customer pays for a service that is unavailable and no suitable alternative is accepted.
- A technical error results in a duplicate payment.
- Yetu Listings cancels a paid service before work begins.
- A refund is required by applicable law.
Approved refunds will normally be made to the original payment method.
- NON-REFUNDABLE SERVICES
Unless required by law, the following are generally non-refundable once service delivery has commenced:
- Published property listings.
- Premium listing upgrades already activated.
- Property verification after the verification process has begun.
- Property inspection after the inspection has been carried out.
- Consultancy services already provided.
- Property valuation reports already issued.
- Construction supervision services already delivered.
- Marketing campaigns that have commenced.
- Digital advertising already published.
- Subscription fees already used.
- Administrative or processing fees clearly disclosed before payment.
- CUSTOMER CANCELLATION
Customers may cancel a service before work has commenced by contacting Yetu Listings.
If the cancellation request is received before service delivery begins:
- A full refund may be issued, less any non-refundable administrative charges (if applicable and disclosed).
- Where preparatory work has already been undertaken, Yetu Listings may deduct reasonable costs incurred before issuing any refund.
Once service delivery has commenced, cancellation may not entitle the customer to a refund.
- CANCELLATION BY YETU LISTINGS
Yetu Listings reserves the right to cancel or suspend services where:
- False or misleading information has been provided.
- Fraudulent activity is suspected.
- Required documentation is not submitted.
- The customer breaches our Terms and Conditions.
- The requested service would violate applicable law.
- Circumstances beyond our reasonable control prevent service delivery.
Where Yetu Listings cancels a service before work begins for reasons not caused by the customer, a full refund or appropriate service credit may be offered.
- PROPERTY LISTING FEES
Listing fees are generally non-refundable after a property has been published on the platform.
However, refunds or credits may be considered if:
- The listing cannot be published due to a technical fault caused by Yetu Listings.
- Duplicate payments are made.
- The service purchased cannot be delivered.
Removal of a listing by the property owner does not automatically qualify for a refund.
- VERIFICATION SERVICES
Verification fees are generally non-refundable once:
- Document review has commenced.
- Site inspection has been conducted.
- Verification processing has begun.
If Yetu Listings determines that verification cannot proceed due to its own error, a refund or service credit may be considered.
Failure to qualify for verification does not automatically entitle the applicant to a refund where the verification process has already been carried out.
- PROPERTY MANAGEMENT SERVICES
Refunds relating to property management services will be governed by the applicable Property Management Agreement.
Any prepaid fees for services not yet provided may be refunded in accordance with that agreement.
- EVENTS BEYOND OUR CONTROL
Yetu Listings shall not be liable for delays or service interruptions caused by circumstances beyond our reasonable control, including:
- Natural disasters
- Government restrictions
- Civil unrest
- Internet or telecommunications failures
- Power outages
- Cybersecurity incidents
- Public health emergencies
Where appropriate, we may offer alternative service dates, service credits, or other reasonable solutions.
- REFUND REQUEST PROCESS
To request a refund, customers should submit a written request including:

Service credits may be used toward future Yetu Listings services but are not redeemable for cash unless required by law.
- FRAUDULENT CLAIMS
Submitting false refund requests or attempting to obtain refunds through fraudulent means may result in:
- Rejection of the request.
- Suspension or termination of the user’s account.
- Recovery of any losses suffered by Yetu Listings.
- Legal action where appropriate.
- CUSTOMER RESPONSIBILITIES
Customers are responsible for:

- VALIDITY OF VERIFICATION
Verification remains valid until:

- Ownership changes.
- Material information changes.
- Supporting documents expire.
- The verification is withdrawn or revoked.
Yetu Listings may require re-verification at any time where appropriate.
- RE-VERIFICATION
Users may be required to undergo re-verification if:

- Property ownership changes.
- Contact information changes significantly.
- Fraud concerns arise.
- Verification standards are updated.
- Required by law or company policy.
- REFUSAL OF VERIFICATION
Verification may be refused where:
- Required documents are not provided.

Payment of a verification fee does not guarantee approval.
- APPEALS

This Policy should be read together with our Terms and Conditions, Verification Policy, Privacy Policy, and Anti-Fraud Policy.
- PURPOSE
The objectives of this Policy are to:
- Promote accurate and transparent property listings.
- Reduce fraudulent or misleading advertisements.
- Protect users from false information.
- Maintain the quality and integrity of the Yetu Listings platform.
- Support compliance with applicable laws and regulations.
- Build trust between property owners and property seekers.

This Policy applies to all property listings published on Yetu Listings, including but not limited to:
- Residential Houses

It also applies to all individuals and organisations who submit listings, including property owners, brokers, agents, developers, and property managers.
- ELIGIBILITY TO LIST A PROPERTY
A property may only be listed by:
- The legal owner.
- A person authorised by the owner.
- A verified broker or agent acting under a valid agency agreement.
- A property manager with written authority.
- A developer marketing their own project.
- A person or organisation legally authorised to market the property.
Yetu Listings may request proof of authority before publishing a listing.
- PROPERTY INFORMATION REQUIREMENTS
All listings must include accurate and complete information, including where applicable:
- Property title or headline.
- Property type.
- Purpose (Sale, Rent, Lease, Short Stay, etc.).
- Property location.
- Price.
- Property size.
- Number of bedrooms and bathrooms.
- Description of features.
- Available amenities.
- Property condition.
- Availability status.
- Contact information.
Users are responsible for ensuring that all information remains accurate and up to date.
- PROPERTY PHOTOGRAPHS
Photographs should:
- Clearly represent the actual property.
- Be recent and of good quality.
- Be free from misleading alterations.
- Not contain offensive or unlawful content.
- Respect the privacy of occupants.
The use of stock images, AI-generated images presented as the actual property, or photographs of different properties is prohibited unless clearly identified for illustrative purposes (e.g., architectural renderings for developments).
Yetu Listings reserves the right to remove images that do not meet these standards.
- PROPERTY PRICING
All advertised prices must:
- Be truthful.
- Reflect the intended selling or rental price at the time of publication.
- Clearly indicate the applicable currency.
- State whether additional charges apply where relevant.
Artificially low prices intended solely to attract enquiries (“bait pricing”) are prohibited.
- PROPERTY DESCRIPTIONS
Property descriptions must:
- Be accurate.
- Avoid exaggeration.
- Clearly identify significant features.
- Avoid misleading statements.
- Respect intellectual property rights.
Descriptions must not include:
- Discriminatory language.
- Offensive content.
- False claims.
- Unverified investment guarantees.
- Spam or unrelated advertising.
- PROPERTY VERIFICATION
Yetu Listings may require property verification before or after publication.
Verification may include:
- Identity verification.
- Ownership verification.
- Document review.
- Site inspection.
- Verification of agency authority.
Properties that successfully complete verification may receive a Yetu Verified badge in accordance with the Verification Policy.
- PROHIBITED LISTINGS
The following listings are prohibited:
- Fake properties.
- Non-existent properties.
- Duplicate listings intended to manipulate search results.
- Properties listed without authority.
- Fraudulent investment schemes.
- Properties subject to illegal occupation without proper disclosure.
- Listings containing false ownership information.
- Listings encouraging unlawful activities.
- Listings containing offensive, hateful, or discriminatory content.
Yetu Listings reserves the right to reject or remove any listing that violates this Policy.
- DUPLICATE LISTINGS
To improve user experience, duplicate listings for the same property are generally not permitted unless:
- The property has materially changed (e.g., price, status, or significant upgrades).
- Yetu Listings has authorised multiple listings for legitimate marketing purposes.
Repeated duplicate listings may result in account restrictions.
- LISTING REVIEW
Every submitted listing may undergo a review before publication.
The review may include:
- Verification of submitted information.
- Image quality assessment.
- Compliance checks.
- Fraud screening.
- Document review where required.
Yetu Listings may request additional information before approving a listing.
- EDITING AND UPDATING LISTINGS
Property owners and authorised users are responsible for keeping listings accurate.
Listings should be updated promptly whenever:
- The property is sold.
- The property is rented.
- The price changes.
- Contact information changes.
- The property becomes unavailable.
- Significant property changes occur.
Failure to maintain accurate listings may result in removal or suspension.
- LISTING DURATION
Listings remain active for the period associated with the selected listing package.
At the end of the listing period:
- Listings may expire automatically.
- Renewal may be required.
- Yetu Listings may archive inactive listings.
Premium packages may offer extended listing periods.
- FEATURED AND PREMIUM LISTINGS
Yetu Listings may offer paid promotional services, including:
- Featured Listings.
- Homepage Promotion.
- Priority Search Placement.
- Social Media Promotion.
- Email Marketing Campaigns.
- Banner Advertising.
Purchasing promotional services does not guarantee the sale or rental of a property.
- PROPERTY REMOVAL
A listing may be removed where:
- The property has been sold or rented.
- The owner requests removal.
- Required information is not provided.
- Fraud is suspected.
- False information is discovered.
- This Policy or the Terms and Conditions are breached.
- Required listing fees remain unpaid.
Yetu Listings may remove listings without prior notice where necessary to protect users or the integrity of the platform.
- USER RESPONSIBILITIES
Property owners, brokers, and agents must:
- Provide truthful information.
- Maintain current listings.
- Respond professionally to enquiries.
- Cooperate during verification.
- Comply with applicable laws.
- Respect the rights of property seekers.
Users are solely responsible for the content they submit.
- INTELLECTUAL PROPERTY
By submitting photographs, videos, descriptions, or other content, users confirm that they own or have permission to use that content.
Users grant Yetu Listings a non-exclusive, royalty-free licence to display, publish, and promote the listing in connection with operating and marketing the platform.
- DISCLAIMERS
While Yetu Listings strives to review and verify listings where applicable:
- We do not guarantee that every listing is free from error.
- We do not guarantee the condition of any property.
- We do not guarantee successful sale or rental.
- We encourage all users to conduct independent inspections and legal due diligence before completing any transaction.
- VIOLATIONS OF THIS POLICY
Violations may result in one or more of the following actions:
- Warning notice.

- Permanent removal of the listing.
- Suspension of user account.
- Revocation of verification status.
- Permanent account termination.
- Reporting to law enforcement where required.
